QUESTIONS AND ANSWERS ON THE PROPOSED ASSESSMENT INCREASE

  1. Why is an increase in maintenance fees (dues) necessary at this time?

With increased costs for services and vendors, our annual income is no longer adequate to meet the total cost for mandated services.   By the end of 2025, we will be operating at a deficit of $1,752.00.

  

After year 2025 we will operate in a deficit. Total loss will be $1,752.

2. When was the last increase in the annual dues?

There has never been an increase in the annual dues in the 20 years since the Villas were built.  However, there was one special assessment in 2022.

3   Why isn't a CPI-type increase  being proposed?

In order to implement a CPI increase the Villas’ covenants have to be amended.  Currently an increase can only be done by square foot.

4.   What is a reasonable amount of reserves the HOA should be maintaining?

  A previous financial committee determined that $100,000 would be a reasonable amount to have in reserves.

5.   Why is attending the Annual Members’ Meeting on May 2, 2024 or voting by proxy so important?

   EVERY vote counts! 

6.  What are the requirements that must be met before we can vote at the Annual Members’ Meeting on  May 2, 2024?

A quorum must be established at the beginning of the meeting with a minimum of 72 homeowners (one per household) either physically present or having turned in their proxy vote.After a quorum is established, to pass the fee increase proposal, a “yes” vote by 2/3 of the quorum must occur.For example, the quorum is met with 72 homeowners, 48 ( 2/3 of 72) must vote “yes” to pass the increase. If the quorum is higher, for example with 80 homeowners, 53 (2/3 of 80) have to vote yes to pass.

7. When will the increase start?

In 2024, the two cent increase will start in 3rd quarter. In 2025 the additional one cent increase will start in 1st quarter and in 2026 the final one cent increase will start in 1st quarter. This will be a four-cent increase spread from July 2024 to January 2026.

8. What happens if there is no quorum?

If there is no quorum, no vote on the fee increase will be conducted. A new meeting can be called for a later day. At that meeting the quorum number drops from 72 to36.

9.What if the majority votes no.

If a quorum is established and the majority votes no, the increase will not pass, and the topic cannot be brought up for another year.
